The service also records the result. That record is what keeps a manufacturer's warranty valid, including the up-to-10-year Vaillant warranty available through us as a Vaillant Advanced Installer, and it is the documentation an insurer or a future buyer will ask to see.

The first cost is the warranty. Long manufacturer warranties are conditional, and the condition almost always includes an annual service by a registered engineer with the record kept. One missed year is the most common reason a household with a ten-year warranty discovers, at year four, that they no longer have one.

The second cost is the breakdown. Boilers rarely fail without warning; they fail after a season of running with a partly blocked condensate, a weak expansion vessel or a fouled electrode. What is inspected during the service

The boiler is run and observed first, because a number of faults only show under load. We then check operating and standing gas pressure, system pressure, the expansion vessel, the condensate route, and the position and condition of the flue terminal and its seals.

With the case off, the combustion chamber, burner, heat exchanger, electrodes and internal seals are inspected. Cleaning is carried out where the manufacturer's schedule calls for it or where deposits are found. Components showing early wear are flagged before they fail.

Combustion analysis finishes the job. The analyser measures the flue gases and confirms whether the appliance is inside the manufacturer's specification. If it is not, that is a fault to be investigated, not a number to be written down and ignored.

Servicing and the wider heating system

A boiler in good order can still be forced to work hard by the system around it. During a service we look at the magnetic filter, the state of the system water and inhibitor levels, and whether radiators are heating evenly. Sludge is the underlying cause behind a very large proportion of the repairs we attend.

Where the system is showing signs of contamination, the correct answer is either a chemical clean or a powerflush rather than an annual cycle of component replacement. We will explain which and why, and quote it separately so you can decide.

Controls are also reviewed: thermostat behaviour, programmer settings and flow temperature. Small changes here often produce a real reduction in gas use, particularly on condensing boilers that have been left running at a high flow temperature since installation.

Servicing, CP12 certificates and landlords

A gas safety inspection (CP12) and a boiler service are related but not identical. The CP12 confirms that the appliances and installation are safe at the date of inspection and is a legal obligation for landlords; a service maintains the appliance itself and satisfies the manufacturer's warranty conditions.

For landlords we can carry out both at the same visit, which means one appointment to arrange with the tenant rather than two. Documentation is provided for your compliance records.

How much is a boiler service?

Servicing is quoted as a fixed price for your appliance and property before we attend, so there is no hourly meter running. Ask for a quote by phone or through the form and you will have a figure to work with.

How often should a boiler be serviced?

Once a year. That is the interval manufacturers require to keep a warranty valid, and it is the interval that reliably catches wear before it turns into a breakdown.

How long does a boiler service take?

A standard domestic service is normally under an hour where no faults are found. If something needs investigation, we will tell you what we have found and quote any remedial work separately rather than carrying it out unannounced.

Will servicing keep my 10-year warranty valid?

Yes, that is precisely its purpose. Manufacturer warranties, including the up-to-10-year cover available on Vaillant installations through us as an Advanced Installer, require an annual service by a Gas Safe registered engineer with the record kept.

What is the difference between a service and a gas safety certificate?

A CP12 gas safety certificate confirms the installation and appliances are safe at the date of inspection and is a landlord's legal requirement. A service maintains the appliance and satisfies the manufacturer's warranty conditions. We can carry out both in one visit.

When is the best time of year to book?

Spring and summer. Availability is better, you are not competing with breakdown calls, and any remedial work is done long before you need the heating.
