Braintree sits in a hard-water belt, and that has consequences well beyond kettle limescale. Scale forms preferentially on the hottest surfaces in the system, which in a combi means the domestic hot water plate heat exchanger. The classic symptom is hot water that runs hot for thirty seconds, then goes lukewarm, then cycles back, often with a kettling or rumbling noise from the boiler as it fires.

Left alone, a scaled exchanger forces the boiler to short-cycle, which shortens the life of the fan, the diverter valve and the pump. We check hot water flow rate and temperature rise as part of a service, and where scale is the cause we will tell you honestly whether a chemical clean, an exchanger replacement or scale protection on the incoming main is the sensible money.

The Victorian and Edwardian terraces around Rayne Road, Manor Street and the older parts of Bocking were not built with central heating in mind. Radiators were added later, often sized by eye, and then a new boiler gets fitted to the same old emitters. The house never really gets warm in January, so the thermostat gets pushed to 24 degrees and the running cost climbs.

The fix is not a bigger boiler. It is a room-by-room heat loss check so the radiators actually match the rooms, and running the system at a lower flow temperature where the emitters allow it. That is a longer conversation than a phone quote can cover, which is why we come out and look before pricing a Braintree heating job.

Systems that have run for twenty or thirty years on Braintree's post-war housing stock accumulate magnetite: black iron oxide sludge produced as steel radiators corrode from the inside. It settles in the bottom of radiators, gives you cold spots at the base and hot at the top, and eventually blocks the boiler's heat exchanger or seizes the pump.

Chasing these properly means testing the vessel charge and looking for the actual leak rather than topping the system up every fortnight. A system that needs refilling weekly is losing water somewhere, and continually adding fresh oxygenated water is what corrodes the radiators in the first place.
